Asphalt Paving – Types of Damage
There’s a reason we use asphalt paving for many of our public roads. It offers a smooth drive with improved fuel consumption and reduced noise. It is also quick to repair so minimizing traffic disruption.
Yet asphalt does have some shortcomings not least of all when cracks occur. It is for this reason that you should inspect your paving regularly and repair cracks as soon as they appear.
Preventative maintenance like regular sealing can help to prolong the life of the asphalt by keeping water out. Asphalt cracks differ in appearance and they and they require different patch procedures.
Asphalt Paving – Types of Cracks
Slippage cracks – paving contractors create asphalt paving by layering asphalt on top of base courses. If the bond between the layers isn’t strong enough, the mix will start to slip and form what looks like stretch marks.
Alligator cracks – often the result of overloading, this type of cracking is also known as fatigue cracking.
Block cracking – cracks form geometrically in the shape of rectangles that join. If the mix was not wet enough when laid, temperature changes will cause the material to expand and contract. This causes block cracking on the asphalt paving.
Edge cracks – unsupported edging and plant growth cause these types of cracks.
Longitudinal cracks – run lengthways down the paving. It is caused by poor construction.
Traverse cracks – run across the paving from edge to edge. The source of these cracks is in the base layers.
Cracks can be filled by pouring hot sealant into them to prevent any further damage. The sealing keeps water and other contaminants out.
Failing to fill small cracks in your asphalt paving is a big mistake that can end up costing a lot of money to repair. Small cracks will eventually grow into alligator cracks or, worse still, potholes. Early detection and repair of cracks on your asphalt paving will save you money.

The Dangers of Broken Asphalt
If your company parking lot is full of cracks and potholes, you should consider calling ATC right away. Broken asphalt can be a dangerous situation for your customers and employees, and you may be liable if they get hurt or their vehicle is damaged because of it.
Why You Should Repair Cracks in Your Parking Lot
If your business is like most, it sees its fair share of pedestrian and vehicular traffic. For customers on-foot, cracks in the pavement can spell trouble should they trip, fall, and become injured. Because it happened on your premises, you’ll probably be responsible for paying costly damages.
If your parking lot’s pavement is especially cracked and broken, the rough terrain might cause accidents among vehicles traveling through. Again, because the accident happened on your property, you’ll be liable for the damages to both the vehicle(s) and any injuries that occur because of it.
Parking Lot Potholes
Potholes are another problem with poorly maintained asphalt parking lots. When they’re filled with water from rain or snowmelt, it’s hard for your visitors to tell just how deep the pothole is. Plunging into a deep pothole can result in vehicle damage include steering misalignment, exhaust damage, and tire/wheel damage. Any of these issues can make driving a vehicle dangerous.
As a business owner, you don’t want these things for your faithful customers, and you especially don’t want them for yourself. Your business can’t afford it. If your company’s parking lot needs repair in the Bay Area, call Airtight Construction for a free estimate before it’s too late.
